The general aim of this article is to describe the process of tourism structuration in the rural areas in the region of São Carlos, state of São Paulo, Brazil. More specifically, the aim is to identify the administration dynamics, the features of transactions, presupposed behavior, and the strategies adopted by the rural producers who are investing in tourism. To accomplish the analysis, information about the concepts of the New Institutional Economy was used. Rural tourism in the São Carlos region is being initiated, structured and coordinated by the union of farmers themselves. The union has allowed the fast dynamics of adaptation in rural properties. Changes in the institutional surroundings and in the structure of management are being realized despite problems such as uncertainty, limited rationality and opportunistic attitudes. The producers are adopting strategies of partnership and cooperation.
